WHAT WE DO
The Firm's real estate practice is centered around three main areas: Zoning and Land Use, Transactional Real Estate, and Leasing. Many firms offer some of these practice areas, but Fuscaldo Law Group provides all three. This allows us to assist clients from their initial examination of a property, to zoning entitlement (if necessary), to property acquisition, to leasing (if desired), to the sale of the property, and almost anywhere in between. As a result, we are available to serve our clients throughout the lifespan of their real estate asset.
ZONING AND LAND USE
We are proud to have represented clients in zoning, land use, and entitlement matters in over one hundred Pennsylvania municipalities. With decades of experience handling development projects both in the City of Philadelphia and its surrounding suburbs we have helped clients with almost every type of project imaginable. We are able assist clients through the entire zoning and development approval process, from initial due diligence through to final approval. And in so doing we routinely represent clients before the vast array of municipal bodies and agencies, including Zoning Hearing Boards, Boards of Supervisors, Boards of Commissioners, Borough Councils, Planning Commissions, Historical Commissions, Architectural Commissions, Art Commissions, Shade Tree Committees and the like.
TRANSACTIONAL REAL ESTATE
We have experience helping clients acquire and/or sell properties in virtually every asset class, including multi-family, single-family, commercial, retail, industrial, educational, medical, pharmaceutical, institutional, and recreational. We have engaged with clients in each part of the acquisition and disposition process, including zoning due diligence, title and survey review, negotiation of the agreement of sale, drafting of transaction documents, and taking the property through closing. Whether as part of a purchase or sale, or as part of the ordinary operation of an asset, we have assisted clients in the negotiation of many different collateral agreements, such as easements, restrictive covenants, deed restrictions, option agreements, rights of first refusal, rights of first offer, and licenses, among others.
LEASING
We have represented clients on both the landlord side and the tenant side. We have assisted clients with a wide variety of leasing matters, including headquarters leases, retail leases, restaurant leases, office leases, medical leases, gym leases, and residential leases.
